General terms & conditions (summary)
- Upon approval, UHSB may evict for unpaid hostel fees; take disciplinary action (including eviction) for overnight stay of the opposite gender in rooms/apartments/blocks; charge the Short Term Rate (full two months' fee) for check-out within the first two months of a semester; charge the full monthly fee for the check-out month from the third month onwards; and forfeit the refundable deposit if not claimed via the Residence Request Form within two months of check-out.
- Hostel Management is not responsible for damage, loss or theft of tenants'/visitors' property, or personal injuries howsoever caused.
- Tenants pay cleaning/repair/repainting costs beyond normal wear and tear.
- Rooms must be kept clean and tidy; penalties apply for excessively dirty rooms.
- Access cards and keys must be returned at end of tenancy.
- Repair requests are made via the Customer Complaint Form at the Hostel Management Office.
- Possession/consumption of alcoholic beverages in the hostel area is not allowed.
- Outstanding payment to UHSB will result in your transcript being withheld by Universiti Malaysia Sarawak.
Notes on charges
- Room charges and administrative fees are subject to 8% SST. Fees may be paid upfront (semester) or monthly.
- Placement is subject to room availability. Payment without prior instruction from UHSB does not guarantee a place.
- The RM185 administrative fee is forfeited if you fail to take up accommodation after confirmation.
- The refundable deposit is mandatory; refund is processed within 4–8 weeks of the Request for Refund Form.
- Applicants must follow the "Penalty Guidelines for Minor Offences at Student Residential College, UNIMAS/UNIMAS Holdings Sdn Bhd." UHSB may reject or nullify tenancy for false or withheld information.
I, the applicant, having completed this Residence Application Form, agree to abide by all rules & regulations set by UNIMAS Holdings Sdn. Bhd. (UHSB) and Universiti Malaysia Sarawak, including accepting current rental rates, responsibility for furniture and fittings (jointly with housemates), UHSB's right to collect outstanding debts, and UHSB's right to vary rates and terms.
